On December 17, 2024, the Planning Division received an Official Plan Amendment application to allow the development of 75 dwellings on a condominium road.
The proposed applications constitute an urban boundary expansion into the Greenbelt Plan Area as designated under the Greenbelt Act, 2005 and the proposed uses conflict with the land use policies of the Niagara Escarpment Plan which designates the lands Escarpment Protection and Escarpment Natural, neither of which allow urban development. The Provincial Planning Statement, 2024, states municipal planning decisions must conform or not conflict with Provincial Plans which includes the Niagara Escarpment Plan.

The City has significant concerns with this application. It constitutes an urban expansion into the Greenbelt and it conflicts with the land use policies of the Niagara Escarpment Plan which designates the lands “Escarpment Protection” and “Escarpment Natural”, neither of which allow urban development. The Provincial Planning Statement, 2024, states municipal planning decisions must conform or not conflict with Provincial Plans which includes the Niagara Escarpment Plan.
Nevertheless, the OLT has ordered Hamilton's Planning Department to process this file, and as a result the City will be scheduling a virtual open house meeting on July 10, 7pm-9pm, to provide the public an additional opportunity to review the application and provide comments. Please mark your calendars and plan to attend. It will be important for the City Planners to hear from the community.

There are currently a number of meetings scheduled to continue the dialogue. There are many complexities regarding the proposal that Staff continue to discuss with the applicant, including the relocation of Marr House.

This application is to amend the Ancaster Wilson Street Secondary Plan to permit a seven storey mixed-use residential commercial building consisting of 158 dwelling units, +/- 652 square meters of commercial space and 121 parking stalls both at surface and below grade. It will also include green roofs, amenity spaces for residents, and Privately Owned Publicly Accessible Spaces and enhanced landscaping features.

​A community meeting was held Wednesday, March 29 at 6 - 7:30 pm.

Permission is granted for 59 three-storey street townhouse dwellings arranged in 10 blocks fronting onto a private condominium road.

Only four out of a total of 376 live trees on site will be preserved. Unfortunately, years ago, the City had zoned this area for residential development and not as a core (natural) area, so there was no defense available to the City to preserve the mature trees on this lot.

More than the required minimum number of parking spaces will be provided to reduce the chances of parking spill-over on neighbouring streets.​

This application was approved by Hamilton's Planning committee on May 23, 2025 (Item 8.1) The application is to develop a seven storey building containing 99 residential units. There will be 338 m2 of ground floor amenity area as well as an outdoor seating area. The proposed development will be serviced by 16 ground level parking spaces and two levels of below grade parking with 148 parking spaces.

The proposal is for a three-storey multiple dwelling containing nine dwelling units, fronting on Wilson Street.
This application was heard on June 13, 2023 at the Planning Committee. Staff recommend approval and notices were mailed out to property owners within 120 meters of the site on May 26.

GARNER MARSH - HEADWATER OF ANCASTER CREEK

This proposal by Edmonton pension fund administrator AIMCo is to build a 1.3 million square foot warehouse complex on the headwater marsh and surrounding farmland to the south of 254 Garner Road East. ​​

A second request for a permit to move the marsh is currently before the Hamilton Conservation Authority. In the past the HCA denied AIMCo's permit request, prompting the applicant to appeal to the Ontario Land Tribunal. That appeal was withdrawn late in 2024 and a new application has been submitted to the HCA.​​
